Construction Manager Position Description
Summary:   Responsible for the coordination of multiple residential construction projects in accordance with design, budget, and schedule.  Individual must be able to instruct subcontractors, volunteers, construction staff, and homeowners on-site through all phases of construction. This position requires a strong construction background as well as an out-going personality with a strong commitment to the mission and purpose of Habitat for Humanity of Greater Baton Rouge, Inc. (HFHGBR).

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

Construction Projects:
• Prepares and implements multiple construction projects through creating and maintaining the construction schedule
• Communicates directly with contractors and vendors
• Schedules subcontractors as needed
• Works on-site to manage the construction process and maintain all construction standards from start to finish of each project assigned
• Prepares purchase orders for timely delivery to the Finance Department

Supervisory Responsibilities:  
• Supervises, schedules, coordinates, instructs, and manages construction staff including: construction coordinators, AmeriCorps construction specialists, AmeriCorps NCCC teams
• Supervises, instructs and manages all staff, volunteers and homeowners on the construction site(s)
• Oversees the training of volunteers and partner families, ensuring that volunteers and partner families are given meaningful work appropriate to their skills
Purchasing:
• Computes take-offs for regular and bulk material orders and makes purchases only when the  Construction Administrator is unable to do so

Reporting:
• Prepares and submits weekly construction progress reports, purchasing reports and job costing reports
• Creates and submits weekly construction staff schedules
• Collects and submits construction staff and AmeriCorps timesheets
• Maintains construction documents
• Ensures that Construction calendar is updated as needed

Communication:
• Coordinates and communicates with architects, subcontractors, volunteers, homeowners, and staff involved in construction projects
• Performs and/or schedules “service calls” for new and existing Habitat homeowners to correct construction problems.
• Maintains a good working relationship with all permit departments, inspectors and subcontractors

Minimum Requirements:
Education/Experience:  
Construction Management courses preferred.
Carpentry experience and/or skills a plus.
Hands on residential or commercial construction experience.

Language Skills:  
• Ability to read and interpret documents such as safety manuals, operating and maintenance guides, procedure manuals, and house construction plans  
• Ability to speak effectively before vendors, subcontractors, groups of volunteers, and/or staff of the affiliate.
• Must be a strong leader and communicate well with others

Computer Literacy:  
• Knowledge of Microsoft office software required
• Use of email and messaging to communicate in the field
• Use of Habitat’s database software to record and obtain information

Transportation :  
• Must have dependable transportation and provide a valid drivers’ license with proof of insurance
• Individual must have a clean driving record to operate company vehicles
• Must have the ability to safely operate company vehicle with trailer in tow.

• Frequently required to stand, walk, sit, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl; Lift and/or move up to 80 lbs.
• Frequently exposed to outside weather conditions, including extreme heat, when working on construction site(s)
• Normal office conditions when working in the office

Work Schedule:
• Required to work 40 hours per week, Tuesday thru Saturday.
• Must be flexible to work extended hours during accelerated build projects
